Insurance coverage for water damage restoration and repair

We’d like to invite you to call us as it may be easier to ask us questions directly.  However, if you’d like to read first about insurance coverage, here are some general guidelines.

Homeowner’s Insurance vs Flood Insurance

There are 2 types of flood or water damage that occur and there are 2 types of policies that pay depending on where the water came from.

Flood Damage is described as “from the ground up”.  Such as flooding from a hurricane, or river rising.  Flood insurance policies apply to this type of flooding.

Whereas, water damage can be described as “from the top down”, such as flooding from a burst pipe under the sink.  Water damage covered under a homeowner’s policy includes:

  • Damage caused by rain, including leaks in the roof
  • Water Damage caused by plumbing issues, such as a burst pipe or water heater leak
  • Water damage caused from extinguishing a fire
  • Overflow of a fixture (a bathtub overflow, the faucet was left on, etc.)
  • Other events should also be covered, such as a leaking appliance or vandalism.

What is not covered (unless a separate policy or additional coverage has been purchased):

  • Flooding (from the ground up)
  • Poor maintenance causing flooding or water damage
  • Water that backs up from a sewage line

If you have a mortgage, then most likely the lender required you to get homeowners insurance.  If you’re in certain flood zones, you may have even been required to get separate flood insurance.
